Development Variance Permits
A Development Variance Application is required when a proposed building cannot comply with the requirements of the Zoning Bylaw or other municipal bylaws. For example, on a narrow lot or irregularly shaped parcel, strict compliance with the setbacks could place and unreasonable hardship on the owners.
Development Variance Permits:
- grant a variance for a particular feature, such as a side yard setback or slight increase in height
- cannot vary the use of the land or change zoning of official community plan designations
- cannot vary the allowable density of a site
Development Variance Permit applications are reviewed by Council after adjacent neighbours have been advised of a proposed variance. A formal public hearing is not required; however, residents are able to provide input about proposals at Council meetings, when they are being considered.
